Abodu Construction in Broadmoor, CA | Iron Beam Contractors

We build and set Abodu backyard units across Broadmoor and offer Abodu service in Pacifica, and the quick answer is this: we’re an independent Abodu service provider, not manufacturer-affiliated or authorized. The one thing that makes our Abodu work different here is that we know the Olmsted greenbelt rules cold – the arborist reports, the tree-protection plans, the easement lines that decide where a unit can legally sit. Call (833) 756-5936 for a free estimate, and we’ll tell you what’s actually buildable on your lot before you spend a dollar.

Why Broadmoor Residents Choose Us for Abodu Service

Abodu units are factory-built shells. The factory does its part. What happens next – the foundation, the utility tie-ins, the panel seam work – that’s where Broadmoor fights back. We’ve set Abodu One, Abodu Two, and the studio configuration on lots backing the greenbelt, on lots where Monterey cypress roots run through the rear yard like plumbing, and on lots where the 1940s stucco-over-wood-frame house has an electrical panel that was never meant to feed another dwelling. Nolan Driscoll, our owner, grew up in Orange County’s Friendly Hills and trained through the Building and Construction Technology program at Santiago Canyon College before spending two decades framing and pouring across Southern California. He’ll tell you the same thing he’s told every Broadmoor homeowner: if the structure makes sense on paper, it’ll hold in the field. If it doesn’t make sense on paper, we fix it before we touch a beam.

We’re an independent contractor. We don’t wear an Abodu shirt and we don’t pretend otherwise. What we do have is direct, hands-on experience with the product line and the local ground it has to sit on. For full Abodu sales & service context and our broader brand work, that page covers the landscape.

Common Abodu Construction Problems We Solve in Broadmoor

  • Factory-panel stucco seams cracking and staining. Broadmoor’s fog-belt moisture and wind-driven rain hit north-facing walls and shaded tie-ins hard. The panel joints weren’t detailed for chronic damp at the factory, so seams crack, stain, and let water behind the shell. We re-flash and reseal those seams with the right detailing for this microclimate.
  • Slab or pier movement from cypress and pine roots. Mature Monterey cypress and pine trees along the greenbelt and golf course send roots into rear yards. Expansive soil moves with the seasons. Within a year you’ll see racked door frames, floor squeaks at the module seam, and cracked interior caulk lines. The pad has to be engineered around the root zone, not poured over it.
  • Utility tie-in failures at the host house. A lot of Broadmoor’s original 1940s and 50s homes still run undersized electrical panels and aging water laterals. The Abodu unit itself is fine. The connection to the host isn’t. We upgrade the panel and lateral before we energize the unit, because running a new ADU through a 60-amp panel is asking for a call-back.
  • Roof-edge and flashing leaks at the module-to-module joint. Units sited under greenbelt tree canopy collect debris in the valley between modules. Debris packs, holds moisture, and the flashing fails. We open the joint, clean it, and re-detail the flashing so it drains instead of ponding.
  • Foundation pads that ignored the easement. We’ve seen pads poured too close to the greenbelt easement line, which means the city makes you move it. Moving a pad means moving the unit. We pull the arborist report and tree-protection plan before excavation so the pad goes in legally the first time.

Abodu Service in Broadmoor: What Local Conditions Mean for Your Equipment

Broadmoor is the only Daly City neighborhood where nearly every lot touches the Olmsted-planned 1920s greenbelt. That’s not a landscaping detail. It’s a legal constraint. Placing an Abodu in a rear yard here routinely means an arborist report and a city-approved tree-protection plan before foundation excavation. The greenbelt easement and mature cypress root zones, not the unit, decide where the pad can legally go. On a tightly packed greenbelt-backing lot near the Broadmoor Golf Course, our crew set an Abodu Two behind a 1940s stucco-over-wood-frame house where mature Monterey cypress roots had already pushed into the old sewer lateral. We pulled the arborist report and tree-protection plan before excavation, re-routed the lateral, engineered the pad around the root zone, and re-flashed the north panel seams for the fog-belt moisture. The unit went in without touching a protected root. Neighboring Daly City and South San Francisco don’t carry this constraint – their lots don’t back a 1920s Olmsted greenbelt. Broadmoor’s do, and that changes every step of an Abodu build.

Abodu Models & Products We Service in Broadmoor

We work on the full Abodu line: Abodu One, the one-bedroom backyard unit; Abodu Two, the two-bedroom; the Junior and studio configuration; and the two-story unit for shallow rear yards where lot coverage pushes you up instead of out. Our parts approach is straightforward. For anything structural to the shell – panel connectors, roof-edge trim, window assemblies – we use Abodu OEM parts so the unit’s warranty envelope stays intact. For site-side work like utility disconnects, drainage, and finish hardware, we use quality aftermarket components that hold up to Broadmoor’s moisture. On shell damage we repair rather than replace whenever the module framing is sound. A full re-shell rarely pays back on an ADU.
